Demand for high-quality retail real estate is on the rise, as national retailers continue to expand and consumer spending continues to recover in the U.S. Although demand is increasing, the available supply of quality space is not, with virtually no new shopping centers being built today.


Against this backdrop, Kimco is stepping up its efforts to enhance the value of its portfolio by developing, redeveloping, re-tenanting and expanding the strongly situated shopping centers. Not only are these projects good for Kimco, they're good for retailers and the communities they serve.

Development / Redevelopment Team

Geoff Glazer - Vice President of Acquisitions and Development, Mid-Atlantic Region

Geoffrey Glazer has worked at Kimco Realty since January, 2004, and is currently the Vice President of Acquisitions and Development for the Mid-Atlantic Region. He oversees all development, redevelopment, entitlement issues, and construction for some 180 properties within the Kimco Mid-Atlantic Region portfolio, and manages a staff of 6 team members. Once Kimco acquires a new property or an existing asset, Geoff is involved in everything from discussing initial redevelopment/entitlement plans, to supervising the Director of Construction in completing all construction-related work on the properties. Over the past 10 years (2004 – 2014) with Kimco, he has completed or is currently working on approximately 6.9M square feet of retail with an overall project cost in the range of $720M, achieving a return of just over 10% on cost. These projects consist of major ground up developments, such as Chambersburg Crossing and Urbana Town Center, and significant redevelopments within the existing portfolio. Key redevelopment examples include Cottman and Castor, Springfield S.C., Wilde Lake mixed-use project, Timonium S.C., Richmond S.C., and dozens of other assets.

Before joining Kimco, Geoff was a partner at an architectural firm focused on retail development. He spent 20 years in the architecture industry and was a partner of a 50-person architectural firm for 12 of those years. The focus of the firm was retail, multi-family, preservation, and public work. Geoff has a Bachelor's of Architecture degree from the University of Cincinnati.

Patrick Keough - Project Manager, Central Region

Patrick Keough joined Kimco Realty Corporation in July 2015 as a Project Manager for the Central Region. He manages all development, construction and tenant improvement projects focusing on the state of Texas.

Prior to joining Kimco, Keough worked for the national retailer Charming Charlie overseeing new store construction and openings including flagship stores on 5th Avenue in New York City and Fashion Show Mall in Las Vegas, Nevada. Keough has also worked for Food Management Partners, Inc. overseeing the franchise restaurant developments and openings. He earned his BA from the California State University Sacramento.

Pat McCune - Director of Construction, Central Region

As Director of Construction for the Central Region of Kimco Realty, Patrick McCune is responsible for all aspects of construction in the development and re-development projects within this region. Patrick has completed well over $600 million of construction work with Kimco. The Central Region encompasses over 25 million square feet of retail space.

Patrick's tenure with Kimco began December of 1995, and he has been instrumental in the evaluation and construction of numerous large acquisitions of shopping centers. Patrick works closely with Kimco's management, acquisitions, property, leasing and maintenance departments, along with local governmental agencies throughout the region.

Patrick's scope of experience spans over 35 years in commercial and retail construction, which ranges from strip centers, 400,000+ SF power centers, to over 100 acres of ground-up development including complete infrastructure. Prior to Kimco, Patrick was employed at Beerman Realty for 16 years, completing numerous commercial/retail shopping center projects.

Ben Bridges - Director of Construction, Southeast Region

Ben Bridges joined Kimco Realty Corporation in October 2014 and is the Director of Construction for the Southeast, Florida and Puerto Rico. He oversees redevelopment, development, entitlements, design, and construction matters. His responsibilities include site evaluations, pro forma creation, design and entitlement coordination, permitting, lease driven Landlord obligations, cost and schedule monitoring and project turnover. Construction project types include major redevelopments, shopping center renovations, ground up development and lease landlord work.

Prior to joining Kimco, Bridges spent 4 years in senior management for Raleigh based Williams Realty and Building Company, eventually being named Vice President of Commercial Construction and Business Development. His duties included managing and directing both internal development and 3rd party general contracting projects ranging from LEED certified facilities, healthcare, retail and commercial office projects. Bridges also spent 6 years with Charlotte based general contractor Cox Schepp Construction. During that time Bridges managed all phases of construction including retail, multifamily, hospitality and commercial office projects. Bridges has achieved the designation of LEED AP (Leadership of Energy and Environmental Design Accredited Professional).

Joe Denis - Vice President of Construction, Southeast Region

In 1993, Joe joined Kimco Realty as Vice President of Construction. At the time, Kimco owned approximately 120 shopping centers and Joe supervised a team of just two construction associates. His team was responsible for all construction in Kimco's shopping centers across the country. Over the years, as Kimco has grown, Joe became responsible for a regional team of three Directors of Construction, and two Construction Assistants. He is responsible for site evaluations, preparation of proformas on all projects. With his team, Joe is responsible for guiding consultants throughout the design and entitlement/permitting process, negotiating lease driven landlord obligations, cost and schedule monitoring, construction completion and finally, project turnover.

The combined Southeast, Florida and Puerto Rico sub regions are comprised of 137 existing shopping centers and over 22 million square feet. Project types include major redevelopments, shopping center renovations, and lease landlord work. Joe has completed well over $500 million of construction work with Kimco in his 21 year tenure at Kimco Realty.

In 1983 Joe worked at Konover Construction Inc., a subsidiary of privately held Konover Development Corporation (KDC) of West Hartford, CT. After starting as a superintendent on Konover's self-developed shopping centers, hotels and office buildings, he completed the three largest projects KDC had ever constructed at that time. By 1988 Joe was promoted through the positions of Project Manager, Vice President of Construction, and ultimately, President of Konover Construction.

Joe Denis graduated from the University of Massachusetts in 1973 with a Bachelor's of Science degree in Civil Engineering.

Peter Flint - Director of Development, Southeast Region

Peter Flint joined Kimco Realty Corporation in November 2014 and is the Director of Development for the Southeast, Florida and Puerto Rico. Flint oversees redevelopment, development, entitlement, design, disposition and acquisition matters. Flint joined Kimco to head up the development and entitlement work on Kimco’s signature mixed-use development, Dania Pointe. Flint is also working on several redevelopment projects in Palm Beach Gardens, Boca Raton and Marathon Florida. In addition, he has managed the disposition of over a dozen assets in 2015 with the help of the New Hyde Park disposition and acquisition team. His projects include everything from ground-up mixed-use developments to major redevelopments of existing shopping centers.

Prior to joining Kimco, Flint spent nearly 15 years with Sembler building numerous ground-up development projects and major shopping center redevelopments. During his nearly 20 years in the Commercial Development Industry, Flint was the driving force on over 70 development and redevelopment projects, including single-tenant assets, grocery-anchored shopping centers and retail-entertainment projects. One of his key strengths is in the entitlement process. Flint has negotiated land swaps and development agreements with local governments, annexed property into neighboring municipalities, rezoned properties and written new zoning regulations. Flint earned his BA from Wake Forest University and his MBA in Finance from Kennesaw State University.

Lee Johnson - Vice President of Construction, Southeast Region

In 2011, Lee Johnson began working with Kimco Realty as a Director of Construction, responsible for all aspects of construction within Kimco's Southeast Shopping Centers. In 2014, Johnson was promoted to Vice President of Construction, and is now responsible for a regional team of three Directors of Construction, and two Construction Assistants. Johnson is responsible for site evaluations, preparation of proformas, and with his team, guiding consultants throughout the design and entitlement/permitting process, negotiating lease-driven landlord obligations, cost and schedule monitoring, construction completion and finally, project turnover.

Prior to Kimco, Lee worked with Cox Schepp Construction, an ENR 400 General Contractor, out of Charlotte, NC. He worked with Cox Schepp for eight years, originally hired as an Assistant Project Manager and worked his way up to Senior Vice President/Division President. As a Division President, Lee was responsible for annual construction budgets totaling $40M - $60M. This included retail, condominiums, hotels, and office projects. During his tenure, Lee was named in Charlotte Business Journal's "Top Forty under Forty" and ENR magazine "Top Twenty under Forty".

Construction project types include major redevelopments, shopping center renovations and lease landlord work. The current pipeline represents $140M of construction costs.

Lee Johnson graduated from Roanoke College in 2000 with a Bachelor's in Business Administration. He later attended Texas A&M University to pursue a Master's Degree in Real Estate and Land Development.

Mark Trommsdorff - Senior Director of Construction and Development, Southeast Region

Mark Trommsdorff is the Senior Director of Construction and Development working in the Southeast, Florida and Puerto Rico regions. Trommsdorff has been with Kimco since 1987. Trommsdorrff’s focus is on Redevelopment and Development Projects, including working with the regional team to develop concepts, establish budgets and proformas, work through the entitlements and permitting, and bring the projects to completion by hiring and overseeing the A&E and Construction teams and coordinating with the new tenants for completion of all LL work. Trommsdorff has also been involved in more than a dozen hurricane generated major rebuild/redevelop projects for Kimco. This work included negotiation with insurance companies as well as coordination with leasing and legal leading up to the reconstruction. Homestead was a total loss of nearly 250,000 sf and was redeveloped as an entirely different shopping center.

Trommsdorff is very involved within the Construction Division of ICSC and served for ten years on the Centerbuild Program and Planning Committee. As one of the original members of the CDP Committee, Trommsdorff worked for three years with an international group to develop the concept and criteria for the CDP Designation. After the designation was established Trommsdorff served for six more years on the CDP Governing Committee. Trommsdorff also holds the ICSC CRX designation.

Andy Bottaro - Director of Development, Mid-Atlantic Region

Andy Bottaro joined Kimco Realty Corporation in February 2016 and is the Director of Development for projects in the Mid-Atlantic Region. He oversees redevelopment, development, entitlement, design, and construction matters on various projects. Since joining Kimco, he is presently working on projects in Pennsylvania, New Jersey and Northern Delaware. These projects include value-add initiatives ranging from ground-up developments, redevelopment and mixed-use opportunities.

Prior to joining Kimco, Bottaro worked at Pennsylvania Real Estate Investment Trust (PREIT), as Vice President of Development. PREIT is a regional developer, owner and manager of open air centers and traditional enclosed malls. During his 17 years at PREIT, he was responsible for all aspects of the development and construction process including Site Due Diligence, Conceptual Planning, Design, Entitlements and Construction.

Bottaro also worked as Development Director/Tenant Coordinator for the Richard I Rubin Company, a privately owned company in Philadelphia, PA, responsible for all aspects of the development of Commercial and Retail projects. He earned his BS in Landscape Architecture from Pennsylvania State University and a MBA in Finance from Drexel University.

Mike Ogden - Director of Development, Mid-Atlantic Region

Michael Ogden joined Kimco Realty Corporation in September 2015 and is a Director of Development for the Mid-Atlantic Region. Ogden oversees redevelopment, development, entitlement, and design matters for existing assets and acquisitions. Ogden brings over 25 years of real estate development and regional market experience from the perspective of developer, consultant and contractor to the Kimco team.

Prior to joining Kimco, Ogden worked at a private development company responsible for development and construction of retail/commercial redevelopment & ground-up development projects. He also served as the Director of Planning and Development for the developer of Bald Head Island, which is a luxury second home and resort community accessible only by passenger ferry off the coast of North Carolina. His responsibilities included design, entitlements & general contracting of all horizontal construction and overseeing a team of architects, landscape architects and interior designers producing luxury residential, commercial, and resort amenity products. Ogden also spent 15 years as a consulting engineer with an active practice throughout the Northeast and Mid-Atlantic. He earned his Bachelor and Master of Science degrees in Civil Engineering from Lehigh University and is a registered professional engineer.

Bill Wegmann - Sr. Director of Construction, Mid-Atlantic Region

Bill Wegmann joined Kimco Realty Corporation in January 2000 and is the Sr. Director of Construction for the Mid-Atlantic Region. Wegmann oversees redevelopment, development, entitlement, design, and construction matters. Since joining Kimco, he has completed or is presently working on redevelopment and construction projects totaling in excess of $1.5 billion dollars. These projects include a multitude of tenant improvements and value-add initiatives, ranging from ground-up developments to retail and mixed-use redevelopment opportunities.

Prior to joining Kimco, Wegmann worked at Obrecht-Phoenix Contractors, Inc., a regional developer and contractor. During his twelve years at OPCI, he was responsible for projects for their own portfolio of medical office buildings, retail ground-up developments, and industrial/flex office parks. In addition, Bill handled all sales and estimating for outside accounts and project management of same. Wegmann earned his BS in Civil Engineering from the University of South Carolina.

Nicholas Brown - Vice President of Development, Northeast Region

Nicholas Brown joined Kimco Realty Corporation in January 2011 and is the Vice President of Development for the Northeast Region. He oversees redevelopment, development, entitlement, design, and construction matters within the Northeast Region, which is comprised of over 130 properties totaling nearly 15 million square feet. Nick manages the Northeast development team consisting of five members. Since joining Kimco, he has completed or is presently working on redevelopment and construction projects totaling in excess of $350 million. These projects include a multitude of value-add initiatives, ranging from ground-up developments to mixed-use redevelopment opportunities.

Prior to joining Kimco, Nick worked at Ginsburg Development Companies (GDC), a regional builder of luxury residential communities. During his six years at GDC, he was responsible for planning, design, and entitlement efforts contributing to the development of projects totaling in excess of $500 million.

Nick also worked as an attorney in the New York office of Willkie Farr & Gallagher, LLP, an international law firm of approximately 600 lawyers. He earned his BA from the University of Pennsylvania and his JD from Fordham University School of Law where he was a member of the Fordham Law Review.

Pat Christie - Director of Construction, Northeast Region

Patrick L. Christie, P.E. joined Kimco Realty Corporation in April 2014 and is the Director of Construction for the Northeast Region and oversees design and construction matters. Since joining Kimco, he has completed or is presently working on redevelopment and construction projects totaling in excess of $150 million. These projects include a multitude of value-add initiatives, ranging from redevelopment to major tenant build-outs.

Prior to joining Kimco, Christie was a Construction Manager at Visconsi Companies, Ltd. a regional developer of grocery anchored shopping centers and single tenant retail buildings, and a Civil Engineer at The Richard E. Jacobs Group, a national developer of regional enclosed malls. Patrick has a Bachelor in Civil Engineering and is a licensed professional engineer in the State of Ohio.

Todd Dewell - Director of Construction, Western Region

Todd Dewell has been with Kimco Realty Corporation since January 2004 as the Director of Construction for the Western Region. Dewell currently oversees the construction for all Development, Redevelopment and Site Reposition projects for the San Francisco Bay Area, Northern California and Nevada Portfolios. Dewell is currently overseeing the redevelopment of Cupertino Village SC and the upcoming Mixed-use Redevelopment of Kimco’s west coast flagship property Westlake SC, in Daly City, California. During his tenure at Kimco, he has completed or master planned various other projects including value-add, ground-up and large scale renovation projects.

Prior to joining Kimco, Dewell had spent 15 years working in architectural offices in the San Francisco Bay Area, the last 10 years as an Associate with MBH Architects. His diverse experiences included interiors, retail, historic renovation, multi-family and mixed-use projects. Dewell studied architecture at the University of Oregon. He is a member of ICSC and is on the program committee for the ICSC CenterBuild Conference. He is an active volunteer with Habitat for Humanity International – Global Village.

Andrew Gracey - Director of Construction, Pacific Southwest Region

Andrew Gracey joined Kimco Realty Corporation in December 2014 and is the Director of Construction for the Pacific Southwest Region. He oversees redevelopment, development, entitlement, design, and construction. Since joining Kimco, Gracey has completed or is presently working on redevelopment and construction projects that include a multitude of value-add initiatives and ground-up development.

Prior to joining Kimco, Gracey held positions as Director of Corporate Facilities for Petco Animal Supplies, Sr. Director Real Estate and Construction for Western Dental Services, Inc., Partner for McMahon Development Group and Director of Real Estate and Construction for Callaway Golf Company, where he was responsible for site selection, due diligence, budgeting, architectural/engineering design, entitlements, acquisitions/dispositions, leasing, financing, property management and construction activities totaling in excess of $900 million. Gracey earned his Bachelors of Arts degree from Michigan State University.

Tim Hamann - Director of Construction, Northwest Region

Tim Hamann joined Kimco Realty Corporation in November 2014. He is the Director of Construction for the Northwest Region, overseeing construction activity in Washington, Oregon and Northern California. Hamann leverages a unique 360-degree perspective of the commercial property life-cycle including development, construction and operations of the built asset.

Prior to joining Kimco, Hamann was responsible for entitling multiple major real estate developments in the Seattle metro area, representing projects to public agencies and the general public for urban infill mixed-use developments and multi-family developments. Hamann previously managed the adaptive restoration project for a sixteen story, historically preserved, single tenant building into a multi-tenant building, leading a thirty-member public/private project team. Hamann is accredited/affiliated with the following industry groups; ICSC, IREM, LEED, University of Washington Commercial RE and holds a Washington State Real Estate License.

Bob O'Gorman - Director of Development, Western Region

Bob joined Kimco in March 2015 to head redevelopment projects for our Western Region. Bob will also source new development projects, and work with the operational teams on entitlement issues.

Bob previously served as Development Consultant with The Irvine Company – Retail Properties Group. He brings over thirty years of industry and regional market experience to Kimco. Prior to Irvine Company, Bob ran his own consulting firm, Ironwood Real Estate Partners, which focused on the repositioning of impaired assets, marketing plans and entitlement strategies for investor clients. Moreover, Bob spent three years as Director of Real Estate Investments with Goldman Sachs/Archon Group, overseeing regional acquisition and development activities in the western US.

Prior to Goldman Sachs, he was Senior Director of Opus West Corporation. During his eleven year tenure, he oversaw the retail and multi-family development platforms across a six-state region throughout the Southwest. Ground-up development activity included twelve retail projects in excess of 5 million square feet and nine joint venture multifamily projects with over 2,000 apartment units completed. Before joining Opus West, Bob was a Development Partner with The Koll Company in Northern California for three years and also served for three years in Phoenix as a Development Manager with Vestar Development/Estes Commercial, working on ground-up development of neighborhood shopping center projects.

Curt Taylor - Vice President of Construction, Western Region

Curt Taylor joined Kimco Realty Corporation in January 2007 and currently is the Vice President of Construction for the Western Region. He oversees redevelopment, entitlement, design, and construction matters with his team; Taylor manages the region’s Construction Team consisting of nine members. During his time with Kimco, Taylor has completed several projects including the redevelopment of Westlake Shopping Center with a total redevelopment budget of $79.5M, renovation of the Marketplace @ Factoria and plus a multitude of value-add redevelopment projects.

Taylor has over 22 years in the industry and prior to joining Kimco, Taylor worked for Kemper Development Company, owner of the Pacific Northwest’s “Bellevue Collection” and owner and developer of high-end retail, luxury condominiums and hospitality as well as class “A” office. Taylor also worked for Wynn Design Development as a construction project manager over low-rise area of the Wynn Las Vegas Resort.

Kimco currently has a planned development pipeline encompassing six select projects totaling $700M and redevelopment pipeline with gross project costs totaling approximately $1 billion. Kimco's full redevelopment & value creation pipeline of active and planned projects contains 160+ properties, with active properties comprising approximately 25% of the full pipeline.


Development: Ground up developments on sites that sit within Kimco top 25 MSAs; have great visibility and access from major road networks; and provide opportunity to be a “Live, Work & Play Environment”, including residential/hotel mixed-use.


Redevelopment: Large scale projects that require demolition and/or addition of GLA to the site.


Value Creation: Splitting or combining spaces in the shopping center and adding a façade to create a single point of entry for the combined space or multiple entrances for split spaces.


Pad/Outlots: Demolition and/or creation of pad parcels upfront at our shopping centers.


When revitalizing its centers, Kimco keeps environmental impacts top of mind. Where possible, the projects incorporate the latest energy-efficient and environmentally friendly design standards and building materials.


Retailers benefit from the increased foot traffic that comes with the improved appearance and new shopper amenities offered by these centers. And the community benefits from having a renewed hub of economic activity. These projects create new construction and retailing jobs, generate increased tax revenues, and improve area real estate values.
